This multi-faceted, tenant-improvement project brings together two distinct hospitality concepts, an elevated duckpin bowling lounge and a moody speakeasy, into a cohesive social experience. Cham Pang Lanes is an effervescent lounge where champagne, disco balls, and duckpin bowling converge. Playful detailing blends Asian and Palm Springs influences with a glamorous, irreverent 1960s spirit. Accessible only through Cham Pang Lanes, Ghost Donkey offers a contrasting mezcal- and tequila-forward experience. Deep saturated hues, Mexican-inspired textures, and a luminous canopy create an intimate, moody, transportive atmosphere.
The two brands share a single shell, allowing atmosphere to signal transition. Lighting shifts guide guests from high energy sparkle to intimate warmth. Color blocking and calibrated pattern density distinguish program zones, while recurring motifs including mirrored glints, curved forms, and saturated accents create visual continuity. Circulation is clear and intuitive, with service routes separated from guest pathways to support safety, operational clarity, and emergency access. Wayfinding encourages discovery within and between concepts, allowing guests to move confidently without confusion. Integrating duckpin bowling into a boutique lounge required balancing recreation with refinement while protecting the residential units above from noise transfer. Lounge groupings and bar seating were situated to create transitional buffers between active play and relaxed gathering. Clear sightlines preserve the energy of the game, while layered ceiling treatments and targeted acoustic assemblies reduce impact noise and sensory fatigue to maintain a comfortable social atmosphere.
Care was taken to create an equally rewarding experience for the diverse crowds these concepts attract. Furniture strategies support operational flexibility from day to night. Mixed height seating, adaptable lounge clusters, and patio spill-out areas expand capacity while maintaining visual cohesion and comfort. Ergonomic design and varied seating options accommodate varied body types and social behaviors, encouraging guests to stay for one more round. A covered, heated patio expands seasonal usability, introduces fresh air access, and increases capacity while reducing interior crowding. Program elements were strategically stacked so the two concepts could share back-of-house spaces, loading zones, and select infrastructure systems, reducing redundancy while improving operational efficiency per square foot. Sustainable, long-life cycle finishes were selected for high traffic hospitality performance, supported by maintainable surface systems and coordinated specialty trade detailing, including acoustical assemblies and refined finish integration. Interior elevation changes were reconciled with required fixed entry points for code compliance without compromising spatial flow. Located within a vibrant live, work, and play district, the project encourages walkability and active community engagement while creating an environment that does more than entertain. It invites guests to choose their mood, shape their evening, and step away from the everyday, if only for a night.
